Most enquiries arrive as a requirement, not a product: cover this yard, feed 200 people, move a room between two sites. A relocatable hard-sided unit answers some of those requirements well and a few of them badly — and buying a mobile structure for a project that always needed civil work, a modular box or a licence is an expensive mistake.

Four projects this product is not built for

• A cover structure with no floor, on your own concrete frame. Casting your own concrete frame and using the unit as a roof above it is a different category of product. The walkable deck is part of the platform: the expanding panels seal against it, and the walls, ramps and services are drawn from it. A supplier who agrees to a floorless variant is describing a project it cannot build.
• A budget that only works for a bare shell. Buyers ask for the outer shell alone and expect the price to fall with the decoration. It does not: the deck, the hydraulic expansion system, the insulated walls and roof and the weather sealing are the structure, and that is where the cost sits. If your numbers only work far below the range, hire a hall or rent a marquee instead.
• A permanent building replacement. If the site will never move and your authority, lender or insurer wants masonry, a tiled roof and a building file, a relocatable unit is the wrong category however good it looks inside. Compare a civil build and modular buildings on total cost and programme, and keep mobility for the bookings you cannot hold indoors.
• A licence-dependent facility. Clinical, laboratory and food-processing space usually needs an operating licence. Interiors can be built to a hospital-style layout, but the supply covers structure and interior only — never medical licensing, accreditation or health-authority approval. If the project only stacks up because the licence comes with the equipment, it is not a fit.

Screen your own project in five questions

• Will it move? Once a season and once ever are different purchases — one needs a road chassis, the other may not.
• What does the ground provide? Level hardstanding is a site; soft ground, a slope, or foundations and crane lifting is a construction project.
• Who holds the approval? Your authority, insurer and licensing body assess the use — get their requirements in writing before the layout is fixed.
• Structure or fit-out? If the interior does the commercial work, pay for the interior; the platform is the constant.
• What services exist on site? Power, water, drainage and waste decide whether the room works on day one.

Where a hard-sided relocatable unit does fit

Describe the requirement rather than the product name: rooms and their use, whether the unit ever moves, ground and access, services, user numbers, and any written requirements from your authority — that tells you whether the project fits or which route does.
